Some Hip providers now claim to produce an "Exchange Ready Hip" (ERH).
That claim is, in most cases, a little optimistic. Those Hips are usually produced
by adding additional searches and legal documents from a drop down list without
any real thought or consideration. Any experienced estate agent or conveyancer
will know that the only way to produce a Hip that gets any where near to being
"Exchange Ready" is with the involvement of a good conveyancer. One
who has an understanding of the area and legal title of the property is best.
They will know if Radon, Mining or Chancel Repair searches should be carried
out. They will also know if unusual restrictive covenants are enforceable or
obsolete or whether local road or development plans are likely to affect the
property. They will also be able to add a proper (one that will satisfy the
buyer and the buyer's conveyancer) completed Property Questionnaire to the Hip.
Hipag could take the easy route and add additional documents willy nilly. However
we prefer to use the bespoke route. Hipag will work with estate agents and their
preferred conveyancers or conveyancers themselves (if they order the Hip) in
order to produce a functional worthwhile ERH. We call our process HIPS2Xchange.
